• Loan term up to 30 years. If the borrower has not sold or transferred title and still occupies the property 30 years from the date of the loan, the loan is 100% forgiven. 
• Income limit is 80% AMI based on household size and adjustable gross income from the most the borrowers most recent Federal Tax Return.
• Borrower can have multiple loans on the property at one time, but the outstanding amount cannot exceed $20,000. The outstanding balance or all Fridley loans cannot exceed $75,000. Only one deferred loan can be outstanding at a time. 
• Closing costs apply.
• Funds are held in a non-interest bearing escrow account at CEE from loan closing until the work is completed and all final documentation is received. 

• Eligible improvements will be determined through a site visit by a CEE representative. Improvements include most interior or exterior maintenance or remodeling.
• For do-it-yourself projects, a materials list including prices is required. The cost for labor and equipment purchase or rental may not be included in the loan.
• 1 Bid is required from a properly licensed contractor or contractor registered with the MN Department of Labor.

Remodeling Advisor Visits are designed to help homeowners get started on their home improvement projects. During a visit, one of our experienced remodeling advisors will come out to your house to discuss potential remodeling projects, help you prioritize projects, assist in reviewing contractor bids, or answer any questions. This service is free for Fridley homeowners and is limited to one visit per household.
